They founded Nivaas to fix the one problem property portals had always refused to solve: the listing had to be real before it could go live.
Today, 120 field agents across 40 cities visit every property before it reaches the platform. Sellers who try to relist a fake or duplicate property are permanently delisted. Buyers who receive inaccurate information get a full refund of any platform fees paid.
Three independent checks before anything goes live.
A Nivaas agent visits before a listing goes live. They photograph every room, measure carpet area and cross-check floor plan against the actual space. No listing is published from builder renders alone.
We review the title chain, check RERA registration and verify encumbrance status. Any pending dues or legal flags are disclosed in the listing — not buried in footnotes.
The owner's identity is verified against Aadhaar and PAN before listing. A one-time PIN is sent to the registered number to confirm the listing is authorised — eliminating duplicate and fraudulent posts.
Any agent who lists an inaccurate property is removed from the platform immediately. We investigate every verified-buyer complaint within 48 hours.
Buyers in India have been silently billed 2% brokerage for decades. We put in writing — in every contract — that buyers owe Nivaas nothing.
Our enquiry system routes only identity-verified, budget-matched buyers to sellers. Sellers report 80% fewer time-wasting calls compared to classifieds.
